Real Estate Transfer Taxes (RETT)
Any transfer or name change on property located within the Town limits of Snowmass Village will require one of the two Real Estate Transfer Tax (RETT) applications to be filed with the Town. Listed below are the two options;
To Pay a Real Estate Transfer Tax:
If the property is sold and/or for other good and valuable consideration 1% of the purchase price is due with the transaction or transfer. The purchaser is responsible for the tax, which is due and payable at the time of transfer.
Submission Instructions:
One original and one duplicate of the above application form must be completed by the buyer and accompanied by the following to be processed:
- Copy of deed or other transfer documents
- Check for 1% of property sale price payable to TOSV for Paid Real Estate Transfer Tax
A copy of the completed form will be returned to you, which must be filed with the Pitkin County Clerk & Recorder for your official property records.
You also have the option of emailing the completed application (one copy) to bpeckler@tosv.com and remit payment using this link. Online RETT payment. The RETT administrator will process the application and send the Paid certificate back by e-mail once payment is received.
Exemptions from the Real Estate Transfer Tax:
A limited number of exemptions are permitted for RETT, which can be found in Section 4-95 of our Municipal Code.
If you believe you qualify for one of these listed exemptions, you must submit a RETT Exemption Form
Submission Instructions:
One original and one duplicate of the above application form must be completed by the buyer and accompanied by the following to be processed:
- Copy of the Deed
- Letter explaining why the exemption selected applies to your transfer
- Check payable to TOSV for $25.00 for the processing fee
All three of these requirements must be included with the application before it can be reviewed.
A copy of the completed form will be returned to you, which must be filed with the Pitkin County Clerk & Recorder for your official property records.
You also have the option of emailing the completed application (one copy) to bpeckler@tosv.com and remit payment using this link. Online RETT payment. The RETT administrator will process the application and send the Certificate of Exemption back by e-mail once payment is received.
